Project Manager

Location: Gainesville, TX Employment Type: Full-Time | Mon–Fri, 8:00 AM – 5:00 PM Pay: $50,000 – $70,000 annually, based on experience Reports To: Director of Operations


About Us

Abel Lumber is a family-owned / independent door, window, and trim supplier serving builders, remodelers, and contractors across Texas. We supply doors, trim, and windows — and we build a good deal of it ourselves, with an in-house shop that prehangs stock units and manufactures custom doors from raw lumber.

The Project Manager is the person who makes that whole thing work. Sales sells the job, the shop builds it, drivers deliver it — and you're the one making sure the right material shows up at the right house on the right day, complete.

If you're the type who keeps a clean list, catches the mistake on page three of the schedule, and would rather solve a problem on Tuesday than explain it on Friday, you'll do well here.


What You'll Do

You'll own assigned builder jobs from order through final delivery — the details, the timeline, and the follow-through.

  • Review plans, takeoffs, and quotes; build accurate door, window, and trim schedules
  • Enter and manage orders; verify sizes, swings, species, profiles, hardware, and finish specs before anything gets ordered or built
  • Coordinate with vendors on lead times, place purchase orders, and track inbound freight
  • Schedule work with the door shop and sequence jobs to hit builder deadlines
  • Coordinate delivery dates and staging with the warehouse and drivers
  • Manage change orders — price them, document them, and communicate them before work is done
  • Be the day-to-day contact for builders, superintendents, and outside sales on assigned jobs
  • Track job status and flag slipping dates early, while there's still time to fix them
  • Resolve shortages, damages, and backorders; handle punch-out and warranty items through to close
  • Reconcile job costs and confirm everything shipped got billed
  • Communicate directly with assigned builders, Area Managers, and Construction crews
  • Visit Job sites to quality check completed installs, and work completed on all projects

What We're Looking For

Required:

  • 2+ years in project management, estimating, purchasing, or coordination — building materials, millwork, or construction preferred
  • Ability to read blueprints, takeoffs, and interpret door/window schedules
  • Strong organizational skills and the ability to run 10–20 active jobs at once without dropping details
  • Comfortable with Microsoft Office, Gmail, and assigned softwares
  • Clear communicator — you'll be the calm voice between an anxious super and a full shop schedule

Preferred:

  • Working knowledge of door, window, and millwork products and hardware
  • Background in the trades, estimating, or as an assistant superintendent
  • Bilingual [English/Spanish]

Career-changer note: If you've run jobs as a super, estimator, or purchasing agent and you know construction schedules, we'll train you on the product side. Judgment and follow-through are the hard parts.


Compensation & Benefits

  • $50,000 – $70,000 annually, depending on experience
  • Performance bonus tied to on-time delivery / job margin
